Information About Commercial Asphalt Driveways 3 Mar 2023, 11:45 pm

One of the most important aspects of any commercial property is the parking lot. Asphalt Driveways is the area that greets visitors, customers, and clients. It is the first impression that a visitor gets of your business. If your parking lot does not look good, it will affect your business. If you need to improve your parking lot, then consider installing an asphalt driveway.

Three Problems To Look For With Asphalt

What is Commercial Asphalt?

Most people are familiar with asphalt. But, do you know what commercial asphalt is? Commercial asphalt is a special type of asphalt that is used to make pavement. It has the same properties as asphalt, but it is a bit thicker and more durable. Some people believe that asphalt is a type of roofing material, but this is incorrect. It is actually a mixture of sand, gravel, and cement that is used to make concrete. Many people who own commercial buildings are using commercial asphalt to improve the appearance and condition of their parking lots. This is a smart choice because they get the benefits of using an asphalt driveway, while avoiding the problems that come with a concrete driveway.

Benefits of Commercial Asphalt

Asphalt drives have several advantages. First of all, they don’t require too much maintenance. Since they are made of asphalt, they will last a very long time. Unlike concrete, asphalt doesn’t stain and it doesn’t crack. Also, it is less expensive than concrete and it is easier to clean. People who use asphalt driveways don’t need to worry about the chemicals in concrete, and they don’t need to worry about concrete trucks damaging the roads. In addition, driveway paving look great. If you are looking to improve the appearance of your commercial building, you should consider using asphalt to build your driveway.

Types of Asphalt Driveways

Asphalt is a black colored material. It is mixed with sand and stone. Sand is added in order to help the asphalt stay compacted. Stone is added to help give the driveway a sturdier structure. Asphalt has been around since the 17th century. There were many problems with this type of pavement back then. In order to make asphalt usable, it needed to be heated up. Concrete wasn’t used until much later. If the asphalt was too cold, it would crack. When the asphalt was heated, it would expand, which caused the cracks to form. In addition, concrete would stain your vehicle’s paint. Asphalt is still being used today because it lasts a very long time.

The Pros and Cons of Commercial Asphalt Driveways

The first thing that you need to consider when thinking about whether to use asphalt for your driveway is what kind of traffic you expect to receive. If you are opening a new restaurant, the traffic you will receive might be light. However, if you are planning on hosting a trade show, the traffic you will receive will be heavy. You also need to think about the amount of foot traffic you will be getting. If you will be receiving a lot of customers, it will be easier to manage. You may also want to consider what you will be using your driveway for. You will need to figure out how much time it will take to get to and from the business.

Tips for Choosing the Right Type of Driveway

It’s important to be careful when choosing the right type of driveway for your business. You need to consider many different factors before making a decision. First, you should look at the amount of traffic you will receive. If you are opening a restaurant, you probably won’t receive a lot of traffic. However, if you will be hosting a large trade show, you might get a lot of visitors. Next, you should consider how long it will take to get to and from your business. This is important if you are opening a restaurant. If you are opening a coffee shop, you might not need to worry about this. You may want to decide whether you want an asphalt or concrete driveway.

How to Choose the Right Contractor for Your Driveway

You must hire the right contractor for the job. The asphalt company that you choose for your driveway can make all the difference. You can choose between concrete and asphalt driveways. If you choose concrete, you should choose a type that has a smooth finish. If you choose asphalt, you will need to choose a quality product. You can choose from different colors for the material. You will also need to choose a color that matches the rest of the house.

If you choose concrete, you will need to clean it before pouring. If you choose asphalt, you will only need to spread a thick layer over the existing driveway. This layer will have to be compacted after you pour it.

In conclusion, it’s important to have a strong foundation before pouring concrete. This foundation should include adequate drainage, proper soil preparation, and proper grading. The best way to achieve this is to hire a professional contractor to perform the work.

Nice And New Asphalt Paving 2 Aug 2022, 10:43 am

At Dan the Paver, we’re out there every day helping our clients with resurfacing for their properties.

Most homes and businesses have quite a bit of what the engineers call ‘impervious surface.’ Over time it can start to get a little rough and worn. Sometimes it starts crumbling away, and that can even create safety issues.

A neat new asphalt paving process will leave your space looking beautiful and new!

Here are some tips for the best result:

Don’t Park on it Afterward

It might be tempting to zip back into your driveway right after paving has occurred, but you might end up scoring the new surface with tracks that you have to look at for years. So do yourself a favor and park elsewhere for a couple of days as the whole thing cures. It’s a small nuisance in return for years of perfection.

Look for Extra Surfaces to Pave

You might get a great result for your main driveway, but if there is a sideways gully or shoulder or other area that is similarly unkempt, you’ll want pavers to cover that, too. Otherwise you get this strange mishmash of new and old paving that can look quite bad and leave you wondering why you spent all that money!

Pin Down Tape

People put up nice yellow tape to discourage people from parking in their newly paved space – but then that tape gets caught by the wind and blows away, and you get unauthorized people parking there anyway. It’s enough to make your hair stand on end!

Make sure you anchor your tape well, so that your barriers stay there to remind people that they’re not allowed to come and mess up your new asphalt paving with their nasty tires.

Watch Your Pets

Fido and Snowball don’t know that you just paved your driveway. They might be looking to chase a squirrel or fetch a ball or something and wander onto your newly paved surface by mistake. This isn’t good for your animals and it isn’t good for your driveway. So keep an extra watchful eye on your dogs and cats for a while.

We work in Monmouth County, in North Ocean County and in and around Toms River, putting in some of the best new asphalt around. Ask us about rates, scheduling and more, and browse the site to see what kind of result you could be getting for your property.

How Extreme Heat Affects an Asphalt Parking Lot 7 Jul 2022, 11:35 am

Most business owners are well aware of the importance of a well-maintained parking lot. If the parking lot outside of your commercial storefront is in a state of disarray, it can give potential customers the wrong idea about your business. As a business owner, you need to educate yourself about the potential hazards your parking lot is exposed to.

The summer of 2022 is expected to be one of the hottest on record. Not only can a summer heat wave make working outside miserable, it can also cause problems for your asphalt parking lot. Read below to find out more about how extreme heat can affect your parking lot.

Extreme Heat Can Weaken Asphalt Pavement

A parking lot full of cars can put a lot of weight on your asphalt. Making sure this paving material starts as strong and resilient and possible should be a top concern. The hotter the temperatures outside get, the higher the risk will become of your asphalt weakening. The weaker your asphalt is, the easier it will be for water to seep under the foundation of your parking lot. Allowing the foundation of your parking lot to get eroded can lead to parts of it collapsing.

One of the best ways to protect your parking lot from this type of heat-induced weakening is by having it seal coated. With the application of quality sealcoating, you can provide your parking lot with the protection it needs. This type of maintenance is also a great way to extend the life of your parking lot, which makes it a very good investment.

Asphalt Tracking Should Be Avoided

If your asphalt parking lot gets too hot, you might start to experience issues with tracking. Tracking is a term used to describe when small bits of asphalt attach to the tires or shoes that move across it. Asphalt tracking is generally caused by extreme heat. This issue can also occur when the asphalt curing process is delayed.

Curing issues typically occur when business owners try to take on the asphalt parking lot installation and maintenance processes on their own. Rather than dealing with the long-term problems that DIY asphalt work can cause, you need to work with experienced professionals. At Dan The Paver Inc., you can get the help you need to keep your asphalt parking lot damage-free.

Asphalt Fading Issues

Another problem that can occur during summer heat waves is fading to the stripes and lines on the parking lot. These lines and stripes are used to create parking spaces and emergency lanes. If the lines and stripes painted on your parking lot start to fade, customers will have a hard time using it properly. Having these stripes and lines touched up at the beginning of summer can help you reduce the amount of heat-induced fading that occurs.

If you start to notice that your parking lot has damage, you need to take action quickly. With the help of Dan The Paver Inc., you can get asphalt problems fixed the right way.

Benefits of Preventative Maintenance for Your Asphalt Parking Lot 31 May 2022, 10:40 am

More than a few accidents and types of damages can occur to vehicles in improperly or unmaintained parking lots. Making sure your parking lot is even, and smooth is essential if you want to prevent these types of issues.

In some situations, cracks and potholes will naturally appear in parking areas. When this happens, you shouldn’t ignore them. Because of the heavy traffic that most parking lots see and changes in the amount of moisture in the air, and temperature fluctuations, damage to asphalt is bound to happen. Changes can result in the structure of the asphalt being compromised and resulting in problems.

The good news is that there are steps you can take to prevent these situations. One of the best things you can do is regularly seal the surface. If you aren’t convinced that preventative maintenance is beneficial, keep reading. Some of the top benefits of this can be found here.

Preserve a Great Looking Asphalt Surface

The appearance of pothole-filled, faded, and cracked parking lots compared to ones that are properly maintained can create a huge difference in the impression people get of your property. When the surface of your parking lot is even, smooth, and completely free of holes and cracks, then you will make a good first impression on customers and clients.

This is also going to help create positive emotions toward your business overall. Parking lots that have regular preventative maintenance done can complement a great-looking building and improve how your visitors and employees feel about it.

Reduce Liability

If the parking lot on your property is not in good condition, even if the issue is just minor holes and cracks, people visiting the property can suffer an injury. Not only can injuries occur to people walking across the parking lot, but also to vehicles driving across the surface

If injuries occur on your property, then your business may be considered liable for the related costs. While aesthetics are important, keeping the parking lot’s surface safe for visitors should always be your top priority. The best way to do this is by investing in regular maintenance before any incidents or accidents occur.

Cost Reductions

Preventative maintenance will also help you save for major repair and replacement costs for your parking lot. You can increase the lifespan of the asphalt surface by making sure cracks are repaired quickly, filling areas consistently, and ensuring the parking lot is seal coated often. If you let damages accumulate on the surface of your parking lot, it will be more expensive to repair. In some cases, the only option will be to replace it completely.

Work with the Professionals for Parking Lot Maintenance

If you are interested in making sure that your parking lot is properly maintained, working with the professionals is a must. They can inspect and evaluate the surface while ensuring that any serious issues are handled before they cost even more to repair.

Critical Considerations When Expanding Commercial Parking 2 May 2022, 12:11 pm

For many businesses, access to quality parking is crucial to success. Not only is parking convenient for consumers, but the safety and efficiency of commercial parking are a foundational need for any commercial entity. Well-constructed parking lots provide businesses with the ability to meet the needs of their customers and employees without obstacles and stress.

When commercial parking lots become old, or the space no longer works for the business, it is in the company’s best interest to revamp or expand the parking lot layout. Suppose your business is at the point of needing to update and upgrade parking. In that case, you’ll need to consider several aspects to ensure the finished product serves the needs of your business and your customers.

Determine The Purpose Of Your Commercial Parking Lot

While it may sound redundant, you must identify the purpose of your parking lot before you repave or rebuild it. The parking lot’s design is heavily influenced by its purpose, and depending on your company’s needs, the lot’s design and build will be affected.

For example, your lot may serve only as a retail parking space where certain aspects would be different than if it is primarily intended for commercial use of daily truck operations. The lot’s thickness, size, and layout will change depending on its intended use, and therefore the lot’s purpose is essential to your parking lot design strategy.

The Size Of The Commercial Parking Lot

Commercial parking lot dimensions vary depending on your type of business, city requirements, and other variables. Your lot will need to provide enough space for your needs, and not all parking spaces may need to be the same size.

For instance, your parking lot design could have larger parking spaces for customers who need to load their cars with goods or smaller spaces for clients who are not making purchases. Keep in mind the need for bus drop-off areas, emergency parking, and spaces for ADA compliance when determining your lot’s size.

Plan For Efficient Traffic Flow In Your Commercial Parking Lot

Many factors are at play in the functionality of a commercial parking lot’s design layout. Efficient traffic flow should be a top priority of your overall strategy for your lot. One of the primary aspects of efficient traffic flow in the direction of traffic is optimizing your space and pedestrian walkways. For smaller lots, one-way traffic may be the best way to direct customers and keep clogs at a minimum, and for larger lots, two-way traffic will ensure easy access to parking spaces.

Clear Communication With Commercial Pavers

Once you’ve determined your commercial parking lot’s design strategy, you will need to communicate your expectations to the company that will provide the asphalt paving. If possible, consult with your paver during the lot’s design implementation process to ensure the finished parking lot meets your expectations.

Effective Ways To Extend The Life of Your Asphalt Parking Lot 4 Apr 2022, 11:10 am

Most business owners take great pride in maintaining and improving their commercial buildings. If you want to make a positive impression on consumers with your commercial space, a well-maintained parking lot is crucial. Having your parking lot paved with asphalt can make it look appealing and will enhance its durability.

Millions of dollars are spent annually by business owners on parking lot maintenance. Most business owners view this as a worthy investment because it helps them avoid asphalt repair issues. Do you want to extend the life of your asphalt parking lot? If so, here are some things you need to focus on doing.

Ensure Your Parking Lot Drains Properly

There are a number of problems that can severely damage your asphalt parking lot. One of the main things that can shorten the lifespan of your asphalt parking lot is poor drainage. If water is allowed to pool on top of the asphalt, it is only a matter of time before severe cracks and erosion issues start to surface. Inspecting your parking lot after it rains can help you pinpoint drainage problems and address them quickly.

If you want to address your asphalt parking lot drainage issues, you need to consider doing things like:

  • Install internal curbs
  • Invest in French drains
  • Correct the slope of your parking lot

Working with experienced professionals can help you develop comprehensive solutions for your parking lot drainage issues.

Sealcoating is Important

Sealcoating involves putting a pavement sealer on your asphalt. The frequency that this sealant needs to be installed will depend on the amount of traffic your parking lot receives. Most professionals recommend having this pavement sealer installed once every two to three years. When applied correctly, sealcoating can fill in small cracks in your asphalt. It will also help to protect your asphalt from being damaged by the sun.

Once professionals are done applying this pavement sealer, you will be surprised by how good your parking lot looks. Usually, business owners have this parking lot maintenance performed in either late spring or early summer. With the help of asphalt professionals, you can get this sealcoating applied quickly.

Don’t Ignore Potholes in Your Parking Lot

If you inspect your parking lot regularly, you should have no problem discovering repair issues early on. As you inspect your parking lot, pay attention to any potholes you encounter. In most cases, potholes will start out relatively small. However, if they are not fixed in a hurry, these potholes will get much bigger. This is why you need to view fixing potholes as a priority. Since you don’t have the time, tools or experience needed to fix this common asphalt parking lot repair issue, you need to hire professionals to help you out. These professionals will have no problem getting your potholes patched the right way.

While extending the life of your asphalt parking lot is labor-intensive, it is worth the effort you invest. With the right professional help, keeping this important asset in pristine shape will be a breeze.

Why Proper Drainage Is Important For Your Parking Lot 4 Mar 2022, 9:43 am

Every year, over 500 million tons of asphalt is used in the United States. This material is used to pave roads, parking lots, driveways and many other surfaces. If you are a business owner passionate about making a great impression on the people who visit your physical storefront, then having a well-maintained parking lot is important.

Providing your asphalt parking lot with care is crucial when trying to keep it looking and functioning great. Your parking lot needs a few basic things to function properly. Among the most important things your parking lot needs is proper drainage. Here are some reasons why adequate drainage is so important for your asphalt parking lot.

Why Is Parking Lot Drainage So Important?

If you want to avoid water pooling on your parking lot and the damage this can cause, you need to take drainage seriously. With a water-free parking lot, you can take advantage of things like:

  • A dry parking lot makes parking easier for employees and customers
  • Reduce the chance of slip and fall accidents
  • Avoid problems caused by unsanitary standing water
  • Make a great first impression on consumers
  • Prolong the life of your asphalt parking lot

Some business owners make the mistake of ignoring minor drainage issues. You need to realize that small drainage problems will get progressively worse. This is why you need to address these issues as soon as they are discovered. With the assistance of asphalt repair professionals, you can get your drainage problems fixed quickly.

Effective Ways To Fix Your Parking Lot Drainage Problems

When confronted with parking lot drainage problems, employing the right solutions is imperative. The average business owner knows very little about the methods that can be used to fix drainage problems. This is why working with asphalt repair professionals is so important. These professionals will use one or more of the methods below to address drainage problems.

Correcting the Slope of the Parking Lot

If you start to notice significant water pooling in your parking lot, then you might be experiencing the after-effects of slopping problems. Parking lots that are incorrectly sloped will collect water. The only way to ensure this problem is addressed correctly is by working with professionals. An experienced asphalt repair company will be able to correct this problem. Once the slope is correct, you will have no problem getting rid of water on the surface of your parking lot.

Internal Curbs Are a Great Addition to Your Parking Lot

Putting internal curbs on your parking lot is also a good way to address drainage problems. These curbs will limit the amount of standing water in your parking lot. They will also help to push water to the perimeter of your parking lot. Not only can internal curbs help with parking lot drainage, they will also add appeal to the outside of your business.

If you are currently dealing with parking lot repair issues, it is time to let the team at Dan The Paver Inc. help you address them.

Why You Should Remove a Concrete Driveway Before Applying Asphalt 28 Dec 2021, 1:18 pm

Have you decided it is time to replace your old concrete driveway? Is it damaged, dull, or just an eyesore? If so, you may wonder – should you lay new asphalt over old concrete?

This is a good question and something many business owners and homeowners have. Most experts recommend asphalt driveways instead of concrete for a few reasons.

  • Faster to install
  • Better weather resistance
  • Cost-effective

While these benefits clarify that asphalt is the winner, issues arise when there is a concrete driveway present on the property, where the asphalt needs to be installed.

When it comes to the question – can you install asphalt over concrete – the answer is yes. However, removing the concrete first is preferable. Some of the reasons to do this can be found here.

Different Sub Bases

One of the biggest issues about installing asphalt driveways instead of concrete is how the site is prepared.

Using concrete, strength, and stability can be increased by laying a thicker slab. Because of this, the base isn’t really prepared. The ground under a concrete driveway may shift or shrink, and there is no way to know about this until you remove the concrete.

Installing an asphalt driveway over the concrete creates two main concerns:

  • The sub-base that wasn’t prepared
  • The concrete itself

If there are issues with either layer, it will be seen through the asphalt. If asphalt driveways installed over the unstable concrete, the asphalt surface may become unstable. The expansion joints present in the concrete can cause cracks in the asphalt, which men expensive and ongoing repairs. In more extreme cases, ground shifting may cause the entire surface to crack.

Driveway Longevity

Pouring asphalt over concrete looks good when it is first done; however, there will be issues as time passes. It really doesn’t make financial sense to do this since the driveway will need more work down the road.

Asphalt is the preferred material because it looks better and lasts longer when built from the ground up. The asphalt driveway will have a stable, proper base and require minimal maintenance when this is done. As time passes, this is going to help you save money.

While there are some situations when concrete and asphalt will work together, such as with edges and curbs, generally they are beside each other, rather than being on top of each other.

Concrete Recycling

If you make the right decision to have the old concrete driveway removed before applying the asphalt surface, your contractor can recycle the material. This is good for the environment and prevents this waste from going to landfills.

Is it time to have a new driveway installed? If so, asphalt is the best material to consider. It offers various benefits; however, it is a good idea to remove the concrete driveway before applying the asphalt surface. Being informed will help you make the right decision and ensure your new driveway lasts for many years, problem-free, which will help you save time, money, and frustration.
